J Frankl Associates has revealed the first rendering of a new 13-story mixed-use building in Brownsville, Brooklyn. The property is located at 394-402 Mother Gaston Boulevard and is one of several neighborhood projects from TOT Developers.
The structure will eventually comprise around 87,000 square feet with a mix of residential area, commercial space, and community facilities, and an enclosed parking garage for 80 vehicles.
Renderings of the property reveal a dark gray façade with intersecting white bands that outline a simple punched window system. Above the fifth floor, the structure sets back from the street elevation to support an outdoor terrace level. It is unclear if this level will be used for communal amenities or as private outdoor space for select residences.
The developer has not specified if any of the building’s 62 rental apartments will be marketed as affordable or income-restricted homes. It is also unclear how the community facility will be activated and if the commercial areas will be exclusively available to retail tenants or for office space.
Permit applications filed with the Department of Buildings specify that community facilities will occupy 16,902 square feet, the property’s second largest component. Commercial area ranks third at 15,136 square feet.
A completion date for the development was not immediately available.
